Afton Village Builds on a Good Old Idea

With the character and charm of a small southern town, Afton Village is taking shape on the outskirts of Concord, North Carolina

Patterned after our most beautiful traditional historic neighborhoods, Afton Village is planned with the pedestrian in mind. Tree-lined streets and a network of wide sidewalks will create a strong pedestrian connection between residential areas and the commercial Main Street, the Village Green, and the 60 acre park and open space that bisects the community.

The Village combines a mixture of compatible uses including single-family and two-family homes, retirement cottages, townhomes and an adjoining village commercial Main Street, all blended in a compact, walkable layout.

The residential character of Afton Village draws on the traditional southern architecture with deep front porches, high ceilings, tall windows and classic architectural detailing. The Village Design Codes require that at least 70% of the homes have a “usable” front porch (at least 8′ deep by 12′ wide). The front porches are set back and are slightly higher than the adjacent sidewalk to give the porch an appropriate level of privacy.

An unusual design feature of Afton Village is the rear location of residential garages, the majority of which are served by an alley system. A perfect location for unsightly garages, utility transformers and connections and trash collection. By building alleys, we preserves the streetscape for front porches, sidewalks, street trees, and people

While the streetscape and architecture are historically charming, the homes of Afton Village represent the latest thinking in residential function and design. As our daily lives change with the times, so should the houses we live in. For example, many of the homes in Afton Village will include a carriage house over the garage. This unusual feature can provide a unique opportunity for a private study, a children’s recreation room, private guest quarters or an in-home office. With fiber optic telecommunications cable already run to the community, cutting-edge technology is readily available for in-home offices. This type of technology, providing high-speed Internet access and sophisticated telecommunications is certain to make the carriage house or in-home office a popular alternative.

The extensive park and open space system is also an integral part of the Afton Village plan. Approximately 60 acres in size, the park bisects the community and provides a major recreational asset for the Village residents. The central portion of the park is bounded by a perimeter road and path system that provides excellent access for adults and kids alike. Future plans call for community gardens and possible dog park for residents.
